It's all about results.

My clients never have to ask the question, "What have you done for me lately?" That's because they see results - every day. Living all over the world and making lasting friendships is just one of the many things that I appreciate. I am very proud to be an Oklahoman. I feel that Oklahoma's heart and soul are the people, I work with and help every day. Living in the Yukon/Mustang area for thirty- three years and raising three daughters has given me an even better understanding of the importance of having a place to call your own. When you are moving, you need someone to help you find a house, as well as help you to feel at home. Call me, no one knows better than me the importance of having a place to call home. Let's get together to talk about your home buying and/or selling plans. Call me on my cell phone (405) 361-1006 or send me an e-mail at We will set up a time to meet that is easy and convenient for you.

I look forward to working with you!

What is an ABR? Accredited Buyer's Representative

Will I pay more to be represented as a buyer?

In the vast majority of cases, the answer is no. When a house is listed for sale, the seller’s contract spells out the commission rate that will be awarded to a buyer’s representative. This is known up front and typically covers all, or at least most, of your representative’s compensation. If it doesn’t, the choice is yours. You can scratch this house off your list, or decide to view it, knowing that any remaining compensation will need to be addressed. But even if the seller’s listing contract doesn’t entirely cover your buyer’s representative’s compensation, and you must pay the difference, it’s quite possible that these relatively small differences will be more than offset by other purchasing terms negotiated with the seller

Can I avoid real estate commissions altogether and buy directly from a seller?

Yes, this is an option that some buyers explore. However, it’s important to understand that nothing is truly free and this approach still carries a price. Unrepresented sellers (for-sale-by-owner properties) frequently lack adequate information about how to price their home, or attempt to inflate the price in lieu of paying a real estate commission. As an unrepresented buyer, it will be much harder for you to know if you’re overpaying. Real estate professionals have developed keen pricing insights that go well beyond simply evaluating data through the Multiple Listing Service (MLS). And if you are overpaying, it will create further complications in securing financing.

For these, and many other reasons, a high majority of consumer-to-consumer housing transactions never reach closing. Real estate professionals play a valuable role in keeping your home-purchase on track, starting with selecting and touring properties and continuing through negotiations, inspections, financing and closing. This is especially true in today’s market, where alternative buying opportunities, including short sales, have added even more complexity to some real estate transactions.

Buying a home?

Buying a home may be the largest and most complex financial transaction you ever undertake. If you're ready to buy a home, wouldn't you prefer to work with the most qualified real estate professional you can find?

As an Accredited Buyer's Representative, I have gone through additional training, have proven experience representing buyers and that extra edge you have been looking for. I am your ABR®.

What makes an ABR® the right choice for you?

The ABR® designation is only awarded to licensed real estate professionals who complete specialized training that gives them the edge in understanding a buyer's perspective and protecting and promoting their buyer-clients' interests. Before earning the ABR® designation, buyer's reps must also demonstrate proven experience in representing buyers. Further, they are committed to maintaining their professional edge by staying current on the latest issues and trends in buyer representation.

In addition to knowing the dynamics of the local market, REALTORS® with the ABR® designation understand the special needs of buyers. They have additional knowledge and experience that takes them a step beyond an agent who only concentrates on listing property for sellers. An ABR® can provide you with valued assistance throughout the transaction and help you make informed decisions that will lead to a successful home purchase.

As an ABR®, I can help you:

  • Understand your specific needs and wants, and locate appropriate properties
  • Assist you in determining how much you can afford (pre-qualify your mortgage)
  • Preview and/or accompany you in viewing properties
  • Advise you in formulating your offer
  • Help you develop your negotiating strategy
  • Provide a list of qualified vendors (inspectors, attorneys, lenders, etc.) for other services you may need
  • Keep track of every detail throughout the transaction — to closing and beyond

Not all buyers' representatives are equal. Only a buyer's rep who has earned the Accredited Buyer's Representative designation has made the extra effort to raise the bar, with additional training and experience. If you work with an ABR®, you can feel confident that you'll receive the highest level of buyer-representation services.

The ABR® designation is awarded by the Real Estate Buyer's Agent Council (REBAC), a wholly-owned subsidiary of the National Association of REALTORS® (NAR).

Count on your Accredited Buyer's Representative(ABR) to provide the highest level of buyer-representation service.

What does it mean to a buyer?

Working with a Certified Home Marketing Specialist helps buyers identify their needs, shows buyers a proactive approach to home buying, helps define buyers lifestyle needs.   Certified Home Marketing Specialist know the most important characteristics buyers are looking for when buying a home.

What does it mean to a seller?

“Most Realtors will show you a “Comparative Market Analysis,” I am not here to compare your home with any other property, I am here to help you compete with other properties on the market for the available pool of buyers for this price.”

  • Buyers buy in three stages. First, they decide, “We want 3-bedrooms, 2-baths, in a certain neighborhood and within a certain price range.”
  • Next, they start looking at properties that fit their basic criteria.
  • Which means that when they arrive at your front door, the house already meets their basic criteria. 78% of what they are looking for is defined ahead of time… and they most always define “house.”
  • The third stage, purchasing, is generally based on an emotional connection. Sometimes it happens quickly, like “love at first sight” and sometimes it’s a methodical building of the connection. But it is usually there, whether buyers recognize it or not.
  • This is where staging comes in… helping buyers connect emotionally faster… and we do it by building a series of positive impressions.
  • A house, unlike other products for sale, has the opportunity to make multiple impressions.
  • As a seller you want a Realtor with a competitive edge over the competition. Get your home price right and dress to sell.
